Public Notice: Notice of Intention to Lease

Greater Dandenong City Council (Council) gives notice under section 190 of the Local Government Act 1989 (Act) of its intention to enter into a lease with Brisket Bros Pty Ltd (trading as Sunny & Thor, Dandenong) in respect of Tenancy 6, 225 Lonsdale Street, Dandenong, being part of the land contained in certificate of title volume 11360 folio 744 (Premises).

The principal terms of the lease will be:

  1. A term of 5 years with two further options of 5 years commencing end November – December 2017.
  2. A commencing rent of $22,500.00 per annum plus GST commencing February 2018.
  3. Rent to be increased annually by 3% on each anniversary of the commencement date during the first term. Rent will commence at $375/sqm pa or review to market (whichever is greater) prior to commencement date of option term and the rent will be increased by 3% annually at each anniversary of the commencement date of the option term. Rent will commence at $500/sqm pa or review to market (whichever is greater) prior to commencement date of second option term and the rent will be increased by 3% annually at each anniversary of the commencement date of the second option term.
  4. Other charges in respect of services are payable by the tenant.

A person may make a submission on the proposal. Any person proposing to make a submission under section 223 of the Act must do so by 5.00pm on Monday 20 November 2017 and state whether they wish to be heard before a Committee established by Council for this purpose. All submissions will be considered in accordance with section 223 of the Act.

Any person requesting to be heard in support of his or her submission is entitled to be heard before a Committee established by Council for this purpose or be represented by a person acting on his or her behalf and will be notified of the time and date of the hearing.
