By law, you may need a planning permit to use and develop land, renovate a building, or make changes on your land. The City of Greater Dandenong administers the State Government planning controls over the use and development of land within this municipality.

Environmentally Sustainable Development (ESD) requirements for planning applications

Incorporating Environmentally Sustainable Development (ESD) into the design of new development is now a requirement under the City of Greater Dandenong Planning Scheme Clause 22.06 - Environmentally Sustainable Development, which was gazetted (introduced) into the Planning Scheme on 18 October 2018.

The overarching objective of this policy is to ensure development achieves best practice in environmentally sustainable development from the design stage through to construction and operation.  The policy provides objectives and application requirements for residential, mixed use and non-residential development.  It recognises the importance of considering environmentally sustainable design at the time of planning approval for new development.

This policy applies to all developments of three or more dwellings, and all non-residential developments with a floor area of 1,000 square metres or more.  Applications subject to this policy must include either a Sustainable Design Assessment (SDA) or Sustainable Management Plan (SMP), depending on the scale of the development.
